Why repaints come early in San Diego

Paint rarely fails. The surface under it does.

When a four-year-old exterior is already chalking or peeling, the paint is almost never the reason. West-facing walls take UV all afternoon until the binder gives up. Coastal properties collect salt that keeps a film from bonding. Stucco moves and opens hairline cracks that wick water in behind the coating. Wood trim and fascia soak up moisture at the joints, swell, and push the paint off from underneath.

So we spend most of a paint job not painting. Washing with a degreaser, scraping to a sound edge, sanding the transitions flat, filling and taping cracks, caulking every joint and penetration, and priming anything bare or patched. Then two finish coats go on a surface that will actually hold them.

It is also why we look for the cause. A stain bleeding through drywall means a leak, not a primer problem — and a fascia board that crumbles under a scraper needs replacing, which is work we are licensed to do ourselves before the sprayer comes out.

How the work runs

One room or two hundred units, same order

What changes between a bedroom and an apartment complex is duration and staging, not sequence. You will know which step we are on any day you ask.

Walk it and price it

We look at every surface in person, note what needs repair, and hand you a written scope — coats, products, and what is excluded, so nothing shows up as a change order later.

Settle color and sheen

Colors confirmed, sheens chosen room by room or elevation by elevation, and samples put on the actual wall if you want to see them in your own light first.

Mask and protect

Floors, furniture, fixtures, windows, hardware, walkways, and landscaping covered and taped before the first lid comes off.

Prep, repair, prime

Wash, scrape, sand, patch, caulk, and spot-prime. Anything rotted or cracked gets repaired here — this is the step that decides how long the finish lasts.

Coat, clean, walk

Body, trim, and accents in two coats, site cleaned and put back, then a punch walk with you. Anything you point out gets handled before we invoice.

Choosing color and sheen

Most people know the feeling they want, not the product code. That is fine — tell us the room, how much light it gets, and who uses it, and we will narrow it to two or three honest options.

Sheen matters more than people expect: flat hides wall imperfections but wipes poorly, eggshell handles a hallway, satin and semi-gloss belong on trim, doors, and anything that gets touched or washed. Outside, sheen decides how much the afternoon sun shows every stucco ripple.

Contractor-grade lines only — the products are named in your estimate, so you can see exactly what you are paying for. Low-VOC when a room has to be slept in that night, elastomeric on stucco that keeps cracking, stain-blocking primer where something bled through last time.

When prep finds a bigger problem

Scrapers find soft fascia, split siding, and dry rot regularly. Because GC Framing also holds the framing and carpentry classifications, we replace the wood or patch the siding ourselves and keep painting — no second contractor, no second wait.

If the damage turns out to be insects rather than water, we hand it to GC Termite Control, our partner company, before anything gets sealed up.

Where we paint

County-wide, and up the mountain

We run out of Chula Vista and paint the whole county. Coastal jobs get salt-tolerant systems, inland and East County jobs get UV-fade resistance, and Big Bear jobs get coatings that survive freeze-thaw and a short painting season. Same crew standard everywhere.
