Anyone can set a tank on a stand and connect two pipes. Factory certification is the difference between that and an install that actually performs — correct sizing for the household, correct venting and combustion air, correct gas capacity, correct recovery rate for the fixtures you own.

Behind it: clean copper or flex connections, a proper drain pan, double seismic strapping, the T&P line routed where it belongs, and a shutoff you can actually reach. The things an inspector checks are the things that keep the unit alive.

Choosing a unit
Tank, tankless, or hybrid
There is no universally right answer — it depends on your gas supply, your venting, your household, and how long you plan to stay. Here is how we talk it through.
Standard tank
The familiar 40 or 50 gallon cylinder. Lowest install cost, simplest to service, and the right call for most straight replacements — especially when the existing venting and gas line already suit it.

Best when: you are replacing like for like, the closet is already there, and the budget matters more than the utility bill.
Tankless (on-demand)
Heats water as it flows, so it never runs out and takes up a fraction of the space. It asks more of the house: bigger gas line, dedicated venting, and a descale once a year to survive hard water.

Best when: you run out of hot water, want the floor space back, or plan to stay long enough to earn back the install cost.
Hybrid heat pump
Pulls heat from the surrounding air instead of burning gas to make it. Dramatically cheaper to run, but it needs air volume around it and a condensate drain, so a garage suits it far better than an interior closet.

Best when: you have garage space, an electric setup, and you are chasing the lowest operating cost — rebates often apply.
Repair or replace
Signs your heater is telling you something
Most water heaters give you weeks of warning before they fail outright. These are the ones worth acting on.
Water pooling under the tank
A leaking tank is a failed tank. It does not get patched — it gets replaced before it lets go entirely.
Rusty or metallic hot water
Brown water only on the hot side usually means the anode rod is spent and the tank lining is corroding.
Rumbling or popping sounds
Sediment baked onto the bottom of the tank. Catch it early and a flush fixes it; leave it and the tank overheats.
Hot water runs out faster
Sediment is stealing capacity, or the unit was undersized for the household in the first place.
Over 10 years old
Not an emergency, but it is time to plan. A chosen replacement always costs less than an emergency one.
Gas smell or soot at the vent
A combustion or venting problem is a safety issue. Do not wait this one out — call the same day.
Rule of thumb: a leaking tank is a replacement, always. A failed part on a unit under about ten years old is usually a repair. In between, we show you both numbers in writing and you decide — we do not push the bigger ticket.
How a job runs
What to expect, start to finish
The same five steps whether it is a thermocouple or a tankless conversion. No surprise line items at the end.
1. You call or send the form
Tell us what it is doing. If it is leaking, we talk you through shutting the water and gas off right then.
2. We come look at it
In person, at no charge. We check the unit, the venting, the gas, and the space it lives in.
3. You get it in writing
Repair or replace, both numbers where it is a close call, and the equipment named on the quote.
4. We install it
Drop cloths down, old unit hauled off, permit pulled where required, and the work done to pass inspection.
5. We walk you through it
Temperature set, unit registered for warranty, and a straight answer on when to have it flushed.

Water heater questions we get a lot
What manufacturer certifications do you hold?
Two. Our installers are Bradford White factory trained, and we passed A.O. Smith’s Certified Residential Water Heater Technician course. Both cover sizing, venting, combustion air, gas sizing, and warranty procedure on the specific equipment we install — not a generic plumbing class.
Should I repair or replace?
If the tank itself is leaking, it gets replaced — a leaking tank cannot be repaired. If it is a thermocouple, gas valve, element, thermostat, or igniter, repair is usually the cheaper answer. Past about ten years we show you both numbers and let you decide.
How long does a replacement take?
A straight tank-for-tank swap is usually a half day. Add time if the venting, gas line, seismic strapping, or drain pan needs to be brought up to current code, or if we are converting to tankless.
Do you handle the permit?
Yes, where the jurisdiction requires one. We pull it, we meet the inspector, and the work is done to pass — seismic strapping, T&P discharge, drain pan, venting, and expansion tank included.
Is tankless worth it?
It is if you run out of hot water, want the floor space back, or plan to stay long enough to earn back the higher install cost. It usually is not worth it as a pure like-for-like emergency replacement. We will tell you honestly which situation you are in.
What size do I need?
For tanks we size on bathrooms, occupants, and peak-hour demand — not just gallons. For tankless we size on flow rate and incoming water temperature. Undersizing is the most common mistake we get called out to fix.
Do you service what you install?
Yes. Annual flushing, anode rod checks, and tankless descaling — especially worth it on San Diego’s hard water, which is the single biggest reason heaters here die early.
It leaked and damaged the wall. Can you fix that?
Yes, and that is the part most plumbers skip. Our license also covers general building work, so the same company repairs the framing, drywall, texture, flooring, and paint. One quote, one invoice, no second contractor to chase down.
