About our plumbing work
Licensed plumbers with a full build crew behind them
GC Framing has worked in San Diego homes since 2017. Plumbing sits alongside our framing, carpentry, and painting crews rather than in a separate shop. Our plumbers are used to full remodels, additions, and repipes — not just quick service calls.
It also means we finish what we open. When a repair requires cutting into a wall, ceiling, or slab, the framing, drywall, texture, and paint are handled by the same company on the same job number. You are not left hunting for a second contractor to close it back up.
Most of our week is residential — single-family homes, condos, and ADUs. We also maintain plumbing for restaurants, retail suites, offices, apartment buildings, and light industrial facilities, usually scheduled around business hours.

What we work on
Eight categories cover almost everything we are called for. If what you need is not listed, it is still worth asking — if it carries water or gas, we have probably done it.
Water heaters
Tank and tankless, gas and electric — repaired, replaced, and hauled off.
Emergency repairs
Active water where it should not be — stopped, repaired, and dried out.
Water filtration & treatment
Better drinking water at the tap, and scale protection for the whole house.
Leaks & repiping
From a single pinhole to replacing the supply lines in a whole house.
Drains & sewer lines
Slow drains, repeat clogs, and the main line problems underneath them.
Fixtures & appliances
Installed from what you bought, or supplied by us — either is fine.
Gas lines
New runs, extensions, and repairs — pressure tested before we leave.
Remodel rough-in
The plumbing side of a kitchen, bath, addition, or ADU build.
Most of our calls are one of these three — tap one to jump to the details:
Worth a look
Small signs that turn into big repairs
None of these are emergencies today. All of them get more expensive the longer they wait.
Water pressure dropping
Gradual loss across the whole house usually points to buildup in the supply lines or a failing pressure regulator.
A drain that clogs again
One slow drain is a clog. The same drain backing up every few months is usually something further down the line.
Stains on ceilings or walls
A brown ring or soft spot under a bathroom means water has been moving through the structure for a while.
Water bill creeping up
No change in habits but a rising bill often means a running toilet, an irrigation leak, or a slab leak you cannot hear.
Warm spot on the floor
A patch of floor that is warmer than the rest is a classic sign of a hot water slab leak underneath.
Smell near a drain or heater
Sewer gas or a gas odor near the water heater is worth a same-day look rather than waiting it out.
Water running right now? Shut off the main valve, then call — we will talk you through the rest.
How a job runs
What to expect, start to finish
The same five steps whether it is a faucet or a full repipe. No surprise line items at the end.
You call or send the form
Tell us what is happening. For emergencies we talk you through shutting the water off right then.
We come look at it
In person, at no charge. Guessing over the phone is how quotes end up wrong.
You get it in writing
Scope, materials, and price. If we find something extra once the wall is open, we stop and re-quote.
We do the work
Drop cloths down, tidy as we go, and the site cleaned at the end of each day.
We close it back up
Framing, drywall, texture, and paint restored by our own crew before we call the job finished.
Who we work for
Mostly homes — but we know commercial too
Residential is the heart of what we do. Commercial work gets the same crew and the same written quote, scheduled around your hours.
Houses, condos, and ADUs
Most of our week is spent in San Diego homes — repairs, replacements, and the plumbing side of kitchen and bath remodels. Same crew each visit, drop cloths down, and the site left clean at the end of the day.
Kitchens that cannot go down
Grease-heavy lines, three-compartment sinks, and tight turnaround windows. We work around service hours so the dining room stays open.
Stores, suites, and salons
Restroom repairs, tenant improvements, and the small leaks that turn into landlord conversations. Quoted in writing, and done after hours when the space cannot be disrupted.
Apartments and rentals
Property managers get one point of contact, clear scheduling with tenants, and photos of the finished work for the file. Useful when the owner is not local.
Shops, warehouses, and light industrial
Utility sinks, wash-down areas, hose bibs, and heavy-use restrooms. Straight answers about what needs replacing now versus what can reasonably wait another year.

Common questions
Questions we get asked a lot
Do you charge for estimates?
No. We come out, look at the work in person, and give you a written quote at no cost. For emergency repairs we quote the repair before we start it, so you always know the number first.
Who actually does the work?
Our own plumbers. GC Framing holds a C-36 plumbing license (CSLB #1033958) and is bonded and insured. We operate as GC Termite Control dba GC Framing, and the crew on your job are the same people who handle our remodels — not a rotating subcontractor.
How fast can you get here for an emergency?
Call first so we can talk you through shutting the water off, then we schedule the soonest crew we have. Emergencies move ahead of routine work. A slow drip or running toilet is not an emergency and gets scheduled normally.
Do you fix the wall and paint after a leak?
Yes, and that is the part most plumbers skip. Because our license also covers general building work, the same company repairs the framing, drywall, texture, and paint. One quote, one invoice, no second contractor to chase down.
Should I repair or replace my water heater?
If the tank is leaking, it gets replaced. If it is a thermocouple, element, valve, or igniter, repair is usually cheaper. Past about ten years we show you both numbers and let you decide.
Is a filtration system worth it in San Diego?
For taste at the kitchen tap, an under-sink system pays for itself against bottled water fairly quickly. Whole-house softening matters more if you are replacing fixtures and water heaters faster than you should be.
Do you work on commercial properties?
Yes. Restaurants, retail suites, offices, apartment buildings, and light industrial. Commercial jobs get the same written quote and are scheduled around your hours, including after hours when needed.
What payment methods do you take?
Cash and check with no extra charge. Cards, Apple Pay, Samsung Pay, and Zelle carry a processing fee. Third-party financing is accepted on larger projects — ask during the walkthrough.
